Last week I had the privilege of being a guest on Howard Kline’s CRE Radio show about Single Tenant NNN Investing & 1031 Tax Deferred Exchanges.  I was joined by one of our trusted partners Alan Fruitman from 1031tax.com.

One of the main topics we discussed during the conversation on CRE Radio was how companies can use a 1031 exchange as a key part of their investment diversification strategy.  The way this works is that an investor would sell the relinquished property and use the equity to acquire multiple replacement properties that combined meets that certain value. Without using a 1031 exchange there would be less equity available for re-investment into replacement properties.

We also discussed the level of collaboration that it takes between both the broker and the qualified intermediary to complete a successful 1031 tax deferred exchange.  Quality communication, reliable partners, and including the client in the progress are essential to help the process go smoothly.
